Competitive Negotiation is a tendering method, whereby proposals are sent to qualified contractors or suppliers. Connect Constructions will detail the scope of works, specifications and terms and conditions of the proposed contract. The contract is awarded to the contractor or supplier who offers the most advantageous price, quality and service combination.

Connect Construction are able to assist the client early on in the design phase and tender the subcontractors on an open book basis. A Competitive Negotiation contract guarantees the cost and timeframe prior to commencing construction, eliminating this risk for the client.

Construction management is the overall planning, coordination and control of a project from beginning to completion. This type of service is aimed at meeting a client’s requirement in order to produce a functional and financially viable project.

This method allows the client to be involved in the tendering and ongoing development of the project. In a Construction Management Contract the fee is established as a fixed amount. Beyond this fee, everything else is ʺcost of the workʺ, providing complete transparency for the client. As a result, the Construction Manager and the client share a common objective to achieve the best price from the appropriate contractor(s) or supplier(s).

A Tendered Lump Sum contract is the most basic and traditional form of agreement. After the design/plans are complete, the contractor agrees to provide specified services for a nominated price.

In establishing a lump sum bid, Connect Constructions will forecast the costs of labour and materials including overhead, profit and any risk it may envisage and add to it to their price. Connect Constructions are responsible for the construction of the project as the design phase is clear and concise.

With a Cost Plus contract the contractor’s profit is set at a fixed amount, either a percentage of theconstruction cost or a specified amount.

Where project design and scope requires progressive development whilst constructing a project, a Cost Plus contract may be beneficial to the client.
